Help me find a place (1br or alcove studio in a lux building)

Discussion about
Looking for a 1 br or alcove studio between up to $2400 in a nice luxury building. What does everyone recommend? I have checked out the Olivia - sweet building & great location but crappy area. Chelsea Court - good value but looks like the building is going downhill. Does anyone have any good suggestions? Preferred areas - Chelsea, Midtown East, Murray Hill, & Gramercy.

you're in luck...studios for $2400 are everywhere...look at brodskyorg.com they have a small one bedroom on west 71st street doorman bldg for $2350 and you can probably negotiate it down. Broadwall.com have studios on the east side doormen bldg. under $2400..Relatedrentals have studios under $2500.

You can do a search right here on streeteasy, can't you? Hit 'advanced search' on the homepage & then put in your area & price & special features you'd prefer. I've done this for sales; I imagine you can do it for rentals, as well.

drdrd....I guess I titled my ad wrong. I am just looking for some lux building recommendations in my price range (if that exists).
haha thanks, they are only good for so much - and I am using one. They also recommend buildings who pay them well. I am looking for recommendations from people who live or have lived in a nice building in NYC that they enjoyed - nice amenities, mgt co etc. Some of the mgt co's I have spoken with/dealt with in the past have been terrible.

try and avoid co-ops as you have to go through a lengthy process and meet with the co-op board. You don't need a broker..why waste 15%..walk around the neighborhood you like and ask the doorman who the LL is.

I agree with Julia on this. For rentals, unless you don't care much about the money and are only seeking a place for 1-2 years max, I'd avoid coops. Most coops allow only a one year rental or at most a two year rental. So after you figure in the cost of the broker's fee, your monthly rent is actually much more than the listing price. And then you have to get out in 1-2 years and do it all again!

From my search over the past mth there really is no broker fee....the rental buildings are hurting and pretty much any I have looked at are either paying the broker's fee or if you go to them directly not charging you a fee. A lot of buildings are offering 1 mth free on a 13 mth lease. I am really just looking for building recommendations in Midtown East/Murray Hill/Gramercy/Chelsea/Flatiorn for 1 br's or Alcove Studios in the price range of $2000-$2500?

I'm searching for the same thing. Have thought about some condo rentals as those are coming down in price, but not sure if they'll make it (1bdrms at least) below 2500 just yet. There's a 1bdrm at the Onyx that rented for 3800+ in August and is now on the market for 2900...let's hope everything keeps dropping like that!

WV7, thanks for posting. Lets keep in touch. I agree, have seen some buildings with a broker (all no fee places) that have dropped from in the 3's to the mid 2's (some with 1 mth free too). Let me know how you make out and I will do the same.

check rivergate - they had some 1brs for 2500= also some newly renovated which are really nice
my sister lived in rivergate...it's horrible regarding the location...

Julia - I love it here. I was nervous because of your comments on the board = I face west so it's very quiet, my apartment is large and renovated beautifully. We are very very happy. Glad I didn't listen. I've lived in Murray Hill since 2002 we like it here

Madison Belevedere is great - if you walk around in flatiron you will see a bunch of brand new developments, walk in and ask who the LL is

Only problem with that is I pick the nice buildings where the apartments go for $4k/mth. As a single guy in nyc...not shelling out that much on a rental, haha!

I'm looking in exact same price range in exact same neighborhoods but not moving for a few months. If I could move now it would be the Madison Belvedere. Also, look at nybits.com, it lists properties in NY and sometimes gives rent information as well.

Can you get into the Madison Belvedere for around $2400? Ive been living on NYBITS....great site. I actually need to move out by April 1st but will take a March 15th if something great comes around. Ill be out this Sat again with my broker so will let you know how things go. Lets keep the fingers crossed!

www.manhattanconnection.com/ - this has some good apartments in the range you are looking. I also like Mark David NY's listings.
You can get a small H line studio for $2150 at Madison Belvedere. You can see availabilities at Rosenyc's website.
Cityrealty.com has apartment rental listings for buildings. I would also look into Stonehedge management and Harlington LLC. - Harlington has a lot of buildings in the area.
The Broadwall Management Gramercy Buildingis great looking and may be able to negotiate the rent as they are a bit high but looks like you get a lot of space.
You can also look into manhattan skyline management - they are my current landlord and have some murray hill properties.

my sister and her husband found it difficult getting to the subway in the am and they felt it was isolated. They also were right over the FDR and the noise was bad but the one bedroom was huge.

There are not FEE and NO FEE buildings in New York City.you can wing it on the web or if you'd like to consult with us, we represent the same no fee apartments you can find - but we have the EDGE:
Do you :
* have the time to take off, do the research on the marketplace based on your needs?
* have the time to update all landlord's listings so as not to waste time going there and it's rented?
* know where they have availabilities suitable to your criteria?

* know if they have your required square footage, storage or other prerequisites you need met?

Julia- we specifically did not want to face east because of the fdr drive and the helicopters. We are on a low floor facing first avenue but we are set back so the noise is minimal - rarely hear ambulances either and we are next to the hospital. I had much more noise living in Windsor Ct. We are also Manhattan skyline. We rarely take the subway so it's a non-issue for us. My husband takes the bus sometimes and it's right across the street so very convenient. Sure it's better to live on 3rd but the trade-off for apartment size is way worth it. My apt is around 1100 sf - that's really big for what we're paying. We have a 2yo so having 2 parks right across the street is great for us. Couldn't be more convenient.

Interesting view on how rentals/brokers work in NYC
if you're still looking just found out about studios for $1500 (doorman, etc) on East 25th street. Waterside Plaza. One bedroom apts are $2200.

Search is going..haha! Ive been working with a broker on the weekends and living on NY bits during the week. If you haven't already, its good to get out there (even if you are early) to see some places. For our price range, I think it may be tough to get into the "heart" of the areas we like. Most likely you will be on the outskirts, unless you take a smaller place. Are you looking for a 1 br or studio? Ive seens some nice sized Alcove Studios in nice buildings that are in our range. If you go pre war there are plenty of large 1 br's in the range as well. Do you have a set date you need to move? I have a great broker I am working with I can put you in touch with. He is only showing me no fee buildings...tons out there with most giving 1 mth free. This mth the discts have picked up.
