Asking $225k. Studio. Very good to excellent location in Park Slope. Not a perfect comp, by any means, but I'm hungry and need to get something to eat.

Josefsz -- the place that Slope11217 suggested as a comp actually looks much bigger than your place. Your place looks like half a floor of the house.

I have been in studios like that, they generally look very truncated.

Whereas the other place has a separate sleep loft. And your maintenance is higher. I think $225 is more than you should ask for your place. I think your ask should be under $200k.

Hi Slope11217 and Graffiti. Thanks for the comp. Although the pic doesn't show, the place is the same size, if not bigger than the apt on union. The living area extends further than the pic shows. Also, the locations are not at all comparable. Living on a quiet street with little traffic in Cobble hill outweighs the Union Street location which is a busy 2 way street that is constantly backing up with idling cars waiting for the light. I drive by there all of the time...

The maintenance is higher, but the location, combined with size and the overall quality of the unit compared to the Union Street spot makes 177 Amity far more desirable IMO. But hey, we'll see what the people think!!

Well, forgot the comps unless a very recent close, and even then, volumes are off that what should matter to a buyer is where prices are going. Almost 600psf for this is utterly ludicrous....and only an idiot would buy at that price right now unless it was in a much better area.

FWIW, josefsz, I would rather pay $279k for a studio in a prime section of Brooklyn than $400k for the identical studio in a prime section of Manhattan. So you have that going for you.

(Disclaimer: I'm not terribly familiar with Cobble Hill, so I'm taking your word re: the quality of the block).

but slope11217 example implies an 800+ psf price for a studio in manhattan......prices are or are headed to well below that

This is just not true. Prices can go up and down. As a matter of fact, another unit in my building went from FSBO to agent-represented and they raised their price. That's because agent-based sales are free. ;-)

FWIW- Had our first Open House today. Some great foot traffic and a couple of interested buyers. One guy actually said that it seems we have it priced too low.
