Discussion about
I live in a coop building. The window frames in my apartment are very old timber frames, which get stuck and cannot open fully. I noticed some of the apartments have newer frames. Is it normally the coops responsibility to pay for windowframe repairs/replacement?

Are you friendly with any of your neighbors? You might get some info from them.

The windows are considered a building system and common element, and are usually the coop's responsibility.

Talk to the super? I really don't know what the chain of command is in this situation, how sensitive people would be if you didn't proceed as they thought you should.

That's what we're talking about, who's responsibility is that & who bears the expense. The new double pane windows are more energy efficient & keep the noise out better. Now, who pays for them?

I have an idea, how bout you shut the hell up and just move, why would you want to go through the hassle of actually asking the management company a question? It's SO hard to pick up a phone! You're lazy...

people who work in management companies are normally dumb and ignorant. Find out facts before contacting them so you will know whether to ask nicely or be assertive with these fools.

Carefully read your offering plan / by-laws. It should detail what's your responsibility and what's not. Copy the relevant page to fax to the management company.

Original Poster, can you keep us apprised of your situation? What happened, what did you learn about the reposnibility for replacement, etc. Thank you!

I lived in a co-op that had sagging window frames which would result in fogging and cracked window glass. A call to the managing agent and they would send a repairman to fix it, but the repair would be temporary. Some owner/tenants grew tired of this and replaced their window frames on their dollar, but then the managing agent refused to service those new windows. Look carefullly at your by-laws and speak with your fellow tenants to see what their experiences have been.

My condo's bylaws say that unit owners are responsible for glass, while the condo is responsible for frames and sashes. I guess that encourages owners not to hurl things at the windows.
