Can I be my own broker and co-broke a purchase in NJ even if I am licensed only in NY? Please help!!

You probly have to be licensed in NJ.
You can negotiate yourself a fixed referal fee but this should not be percentage based.
Best to ask the broker who holds your license. Any referral feed collected has to be paid to your broker and then split between you two.

New Jersey and New York do not have reciprocity at the salesperson level, just at the broker level. If you are looking to get part of a commission split, you will need to get a NJ broker to pay you a referral fee -- my guess is that 20%-25% of the split is about right.
I do hold a NJ license but it is not really terribly active -- if you want, I can set up you up with someone at my NJ firm (Jordan Baris, based in West Orange) and they can work with you, and I can set up that referral back to you--
However, it kinda depends what you're looking for . ..
I love in concept the idea that a referrer just connects two people and pockets a check, but in reality, the referrer actually oversees a lot of the transaction -- so it would help to know what you as a buyer are looking for and where . ..
