there are new ads running during the NCAA games (and other places) by the Realtor association basically telling people to "buy now." One ad has a family sitting on a fence in front of a house with a FOR SALE sign: wife: what are we waiting for? husband: i don't know but they tell us to keep waiting. spokesperson: you may think that now is not a good time to buy, but blah, blah, blah really interesting

no...i have not bought again. i am looking and strongly considering becoming a bitter renter :(
i would buy if the right place comes along because my intention would be to settle in for the next 25-30 years.

but...now i feel i have to buy. the woman on the teevee said that "all markets are different" and "interest rates are at record lows." she then mentioned something about raising the "must buy home" security threat level to orange and "being priced out forever!"
Oh no, leave bitterness behind you. I have decided that I will not become a bitter, complaining, rent stabilized tenant, no matter what. You get a good deal and you are stuck in the apartment for life. It is kind of a Faustian bargain. Every year, you bitch about the landlord some more, who needs it?
I am of the same mind as you, thinking long term, but who knows what tomorrow will bring. Ah, security threat levels with regards to house buying, what a joke. Just turn off the teevee. Life become more pleasant when you do that. I can't listen to CNBC for more than two minutes without screaming.
i was going to put "(dripping with sarcasm)" but didn't think it was necessary. i guess it does not translate well some times.
*i would likely be renting a house outside the city - no rent stabilization there.
There are two rent stabilized apartments in my building available. LL can't seem to get them rented, come on up to the Heights! Nice neighbors, we have tenant meetings in the lobby once a month. A summer BBQ and bake sales and other events in the lobby for various holidays.

Who says I want to get to know my neighbors? A bunch of crabby, rent stabilizers who are always looking to be subsidized, and not pay their fair share of the costs, forget it. I'm too busy trying to figure out which buildings have a low enough percentage of rent stabilized tenants to make them a fair deal. Not easy to figure out.
Sarcasm, some. Truth, some. If I rent, I will pay market.
But I will probably buy again. That's just the way I am. I pays my money and takes my chances. Stevehjx, be damned.

Look, the real estate industry makes money on volume. They will always say it is time to buy. The more buying and selling, the more money they make. A drop in volume is the biggest thing they fear. They need the churn.
That's why EB has a nice home on the beach off old Montauk road..Yes you were all my neighbors downtown, staring at the floor indifferently in the elevator. :-). I like my uptown group. I had a great conversation with the guy down the hall, turns out his nephew is William Attaway, he also use to live in Miles D's house around the corner back in the 60's. They also have live jazz in the parlor of my downstairs neighbor on Sunday afternoon.
Open up a bit, you never know who's just next door. Or just lock yourself inside if that makes you happy?
I like to meet new people, conversation one on one in a cafe or park or a train ride across Europe or South America.

I guess it is about finding some balance with your neighbors, getting to know them a little, but not too much so that they're in your hair or you're in their hair. It can be tricky. I like meeting people, that is one of the reasons I do not mind showing my place.
Sorry, Mr. B, the Heights are not convenient for me. I doubt if I will rent, because, if I will pay market, I will be bitter about my rent stabilized neighbors who have such a great deal, the deal I can't get. It is somehow more acceptable to see purchases at different price levels for the same layout than it is to see different rents for the same space.
EB wrote the essay in a hotel room in New York, if I recall correctly. Maybe he had a love/hate relationship with the city. Still, it is a great essay.

I just re-read that quote by EB, to some extent I think it applied to another era. Today the crowd I see in the Village or Upper West Side seems more interested in other, lets say base things...It's the "Sex in the City" crowd, lol.

When does that whole Sex and the City thing just go away? I'm as bored with it as I am bored with old Seinfeld episodes. Every generation seems to think that they invented sex.
There shouldn't be any shows filmed in New York apartments because the apartments are too small. You have to build the apartments on sound stages.

I love how these guys went nearly instantly from "housing will only go up, BUY NOW" to "housing is down and will go up, BUY NOW!".
There is never a time where they won't tell you to buy.
