Discussion about
Prices are forcing me north! Can anyone give me some borders of what would be considered prime harlem? Any tips on what the better condo developments are up there? Thanks in advance.

no place in harlem is good. take your money and purchase a smaller apt. below 96th street

The area immediately east of Morningside Park, from 110th to 123rd St., especially the part north of 116th St. It's also one of the safest areas in Manhattan (see http://www.nytimes.com/pages/realestate/communities/index.html for statistics). New condos include SoHa 118, Brownstone Lane II, 394 Manhattan Ave. For a newish resale w/park view, no tax and low CCs, see http://www.alanhart.net

what about central park north? is that also a no-no? seems 111 street and north is a totally different world....

Posters 2 & 3: Does that mean, for instance, that you do not consider an aprtment in a building at, say, 103rd and Riverside Drive to be desireable? You're nuts. Also 96th is not where Harlem starts.

I consider an apartment around 77 and RSD desirable. Not at 103. As for where Harlem starts, it doesn't matter - on the west side, anything north of 79th holds little interest for me, and certainly nothing north of 86th. Once you're around 96, 103 or (even worse) further north, it doesn't much matter. Same goes for UES, BTW.

Poster #7 thanks for the info. It is now clearly self-evident that poster 2/3/8 (presumably all the same person) is a complete moron based on the idiotic and nonsensical post #8. Is this the same nut who keeps spouting off about the stupid Maison east all over the place?

Poster #1: Check out 50 West 127th Street. This particular building is quite unique in terms of the quality of the structure, the overall design, as well as the finishes and appliances. It has a limestone façade, huge tilt and turn German made mahogany framed windows, sub zero, viking range, marble counters, italian cabinetry by Poliform, oak floors, is pre-wired by Bang and Olufsen, part-time door man as well as video intercom, and abatement for 25 yrs. It is located on 127th street bewteen lenox and 5th avenue, around the corner from the famous sylvia’s restaurant, 125th street shopping, Bill Clinton’s office, Harlem Hospital Center is eight blocks away straight down Lenox Ave., Mt Sinai Medical center is approx. 10 minutes on the M02 bus, and Central Park is about 5 minutes on the bus or train. The train as well as the bus are down the block on Lenox Avenue….location is excellent. Also, the new extension to Columbia’s main campus by B’dway and 125 street will only be about 8 minutes by bus and 15 minutes walking. A new Macy’s and perhaps a Bed Bath & Beyond will be constructed on 125th street and Lenox. Additionally, the NBA Players Association is setting-up offices around the corner on 126th street and Lenox. Finally, you’ve got starbucks, staples, marshalls, etc. on 125th street and Lenox. I would say to definitely check it out! In general, I think with all that is happening in Harlem you would be making a safe bet should you decide to relocate.

by the way it's: www.50westcondominium.com.....never mind the pompous elites who have never stepped foot in Harlem...you'll enjoy the neighborhood and make money upon resale without a doubt. The profit margin, upon resale, for units further downtown is far inferior to that of the emerging juggernaut "Harlem". Just to give you a sense...a friend of mine purchased a condominium in the area for $730,000 approx two yrs ago and it's now worth approx. $1.9million and because the area has room to grow so will appreciation.

When it comes to "northern" Manhattan it is difficult for me to decide how much is racism & fear of 'the other' & how much is it that people just prefer the southerly climes. I would suggest going up there & just walking around, plan to visit some open houses & decide how much you like it & how comfortable you feel & if you encounter the services that you need. You could also visit a police station or check on line & see just what the crime stats are because that directly affects your quality of life. Have fun!

#15, I wondered if you were a broker because your post was so detailed. You're obviously in love with the building & the area so I hope you buy & are very happy there. We're talking about huge amount of money so it's understandable that we get so cautious & analytical but it is also your home & that happy excited feeling: priceless.
