really 2.65 mm for this? no kitchen worth speaking of. only ok views. come on this unit is worth maybe 1.5mm. and the one upstairs (needs work) has been on the market by the same broker forever and has had no interest. these apts are lousy layouts.

This building essentially has no comps in the area. It exists in its own sphere. Prices are stratospheric compared to similar space in 2 Fifth, 11 Fifth, 20 East 9th, and even the prewar dowagers up the Avenue. Layouts are odd because the units were originally cobbled from the original bedroom that comprised this Washington Square Park hotel. No w/d's in the building, I believe, but am not certain.
Both units appear to have decent views. Light is quite good on all 4 sides of this building--especially by the 8th floor. The more expensive unit is more odd though for reasons described above--a lot of compromise for a lot of money. Personally, I'd rather spend $400,000 on a renovation on 10D and get a higher floor, personalized high-end apartment for the same price as 8D which is already done to someone else's liking. Either way, there is a reason these are sitting. Ann Weintraub has some rethinking to do and re-talking to her clients about prices. Everyone of these properties at 1 Fifth is getting stale and has already dropped 20%+/-.
The 12B apartment for sale is nicer in someways to me. Like the layout more. Could save even more $$$ off the 8D price and be happy in this unit if this building is what I could afford and wanted.
