any opinion about this condos? lowered more than 1000k to attract to buyers.

I live in HK - I think the location is bad, they are right across the street from Roosevelt Hospital. It's a bit of a no man's zone up there, you have the pied-a-terre/tourist area of CPS to the east, HK to the south, and UWS to the north, but right there is kind of a dead zone. But you probably wouldn't know that until you live here.

I knew they would have to reduce their pricing at some point -- the earlier prices were insane (i had them listed as my bet for the condo to fail). I still don't think 1200/psft for a marginal neighborhood will get it done, though. I think this will have to go down to at least 800/psft for it to make some sense -- that would put them in the 2003/2004 new construction prices for HK and the Orion, I believe.

OK someone at Alchemy has lost their goshdarn mind. Hudson Hill just "lowered prices", offering all these "reductions" for the
next 25 buyers. But the listed prices that just hit Streeteasy are higher than the reductions they are already offering for the same units to buyers that close before 5/31. What an odd marketing ploy. A reduction where you raise prices.
The Real Deal just reported that Penthouse A has the biggest price cut of the day down to $2.278 million from $2.68 million but I am literally holding a floor plan for the same unit that says i can have it for 1,995,000 if I sign a contract before 5/31. I just checked the prices for the other units I looked at a few weeks back and these new "reduced" prices are higher than the ones they say you can have if you buy before 5/31. It all just seems so sad and desperate but mostly dishonest. Perhaps a broker who like to use tricks to market her units like Ebutterfly can explain this all to me.

If you are interested in this building DO NOT offer above what they advertised last chop. If I ever get the time I will post those prices. The chop prices used to be on the website and are supposedly lasting until 5/31 but once they chop a price and announce what they are willing to accept in this environment that won't ever get above that.

I work closely with the developer on this project--the prices currently shown here are the accurate prices reduced from the originals. The reason there was an increase on some units is bacause there were errors made while entering them on Streeteasy; these mistakes were fixed the same day. This promotion is new and offers discounts on units up to 29% from the original asking prices and undoes any previous "close by 5/31" promotion. All units reduced during that time period have the newly reduced prices applied to them as well.

ebuttergirl let it go. we all know who you are and no one really cares anyway. streeteasy is going to delete any comments not directly relating to the threads (in this case hudson hill) from now on. even mine. i asked them and that is what they said. that is why they deleted your last batch of delightful homophobia. i actually saw hudson hill. if you can't contribute anything thread related don't even bother posting cause it won't last very long.

I like personal info about the people on this board, even if it's not quite true (still lovin' you west81st). I don't understand Alchemy's business plan wrt to HH condos. They have typically executed their development plans extremely well. Price a little below market for conversions/new build in a good (never super-prime) area and throw in a few 3-bedroom plans. This has worked well for them downtown. Then they go build this over-priced, esthetically unpleasing condo in a mediocre location.

Yes the units are dark on the lower floors. although there was still scaffolding up when i saw them so it's hard to tell exactly what the light would be like. there were enough windows although i would be worried about any new construction on the two story restaurant next door on on the not very high buildings on 10th ave.

These prices are very low but that being said that block is loud and across the street from a hospital... More Hells Kitchen... "Lincoln Square" is from 59th street to 72nd street from the Park to the River. There is nothing like Lincoln Square and the Husdon Hill is not Lincoln Square. BUT these current prices for a quality building like this are pretty reasonable for our current state of the economy....

quality functional building next to an incredable area to the west and north...
The prices are set to really sell which is refreshing that this developer understands the market pricing..

No real traction since they cut the prices. I think these have another 20% or so to go - lots of competition south and north of there and these don't have anything special to offer.

These floorplans look a bit inefficient IMO. Price reductions are cute, but hopefully next 25 suckers buy on the South side of the building for a bit of a Siren buffer

I am an owner at the Alchemy developed 50 West 15th Street and I would do some research on the developer before buying into ANY new construction that they do. In particular, I would have a look at the lobby at 50 West 15th St - the oculus - as they never finished the work they promised ONE YEAR after closings began. There seems to be no end in sight. Once Alchemy gets most of the sales in, they MOVE ON to the next project and leave you, the owner, hanging in the lurch. I promise to come back here and let you all know IF they ever finish the lobby but right now, I have my doubts. Caveat Emptor.

I agree with harry_lime and would never buy from Alchemy. They seem to sell at cheaper prices but do a really poor job in new condo construction. They take forever to fix open items, and have poor work quality. I would never give them a penny.

i really like these condos. as for the neighborhood, i think it is great! close to columbus circle, close to times square, but far enough away, not too quiet not too busy. my question is why are the taxes so high if it's a 421A?

No new building is without some problems which, for us, has generally involved making adjustments to systems within the first year of operation. We are accessible to our purchasers and condo boards in order to solve problems as they arise which is why we have been active developers for the last 15 years. We are very proud of the Hudson Hill Condominium which features, among other things, a spectacular facade designed by FxFowle with an elegant welcoming lobby.
