No bargains in PS right now, so I think there is less room to grow in price there. That said, I think PS will still be much nicer in 10 years.

Morningside heights by a long shot.

Currently, Park Slope is overhyped. Morningside Heights (110-125 west of morningside park) is underhyped but great.

Definately Morningside Heights. Sounds corny, but this was not a neighborhood that any self-respecting Manhattanite would have seriously looked at 5 -8 yrs ago. Now, it's right on that border line between good and great. It's going in the right direction.

#10 is obviously very ignorant of this area, maybe the last time he was here was 10-20 years ago!

Agree with #24. The area has really changed in past few years. Also, there are kids galore...even after 6pm...and especially in the summer.

come on guys!!! morningside sucks and only brokers who want to survive are trying to sell it to you. my friend bought a place there two years ago and can't get out out night. she got mugged twice and was victim of two burglaries.

#13 You are way off. I don't know what area your friend lives in, but it sounds like Upper or East Harlem, noy Morningside Heights. #15 nailed it - West is great, Broadway/Amsterdam to Riverside from 110th up to 125. CPW from 96th up to 110 OK. East is a bit trickier, especially around Morningside Park. You have to think of the East Village about 13 years ago...remember Tompkins Square Park? Alphabet City?? I used to live on Ave A and 6th St. Now what is that area worth? Morninside Heights is right on that cusp because of Columbia, the cleaning up of Riverside Park and the Tot-lots, etc. There ae some streets that aren't the safest - But where in Manahattan is completely safe?
