Discussion about The Tribeca Lofts at 79 Worth Street in Tribeca
Crappy area, wouldn't touch them. It's about as fringe tribeca as you can get. You better hope they close down that nightclub for good.
i saw about 5 of the apartments....large with really accurate square footage (not like so many apt advertised these days) I think there are some of the best values in Tribeca..high ceilings..great raw space in a great nabe. Priced like coops but condos .
stguy - the building is a complete mess and at least one of the units has a leaky ceiling. This project is a conversion from rentals and we think the whole thing needs to be bought by a single entity to get off the ground since the building needs so much work.

I have to disagree with nyc10013. Despite his moniker, his viewpoint appears to be quite narrow.
Because we have lived here so long because our kids go to ps234 (hence have lots of friends that live all over tribeca) I can offer a broader point of view I think after having sampled, as it were, the different areas.
I have discussed the pros and cons of eastern, northern, soutern tribeca before so I won't go into that but will add some more on this area of eastern tribeca.
Compared to nothern tribeca (which I actually like) for example, this area is much better served with stores, subway stations, restaraunts of all price ranges, 24 hour general store etc. It's closer to Washington Market Park and ps234 which is a big deal for families with young children. Moreover, this area is where you will find the older artists' lofts with some of the pioneers of tribeca srarting out here - which belies this apparent truism that this is fringe tribeca. It could be argued that this is original tribeca. Some of the best classic loft buildings are found in this area.
I used to think that this was not true tribeca because it was too far east but having lived in tribeca long enough to get a good idea of what makes this hood unique, I would posit that this area is indeed true tribeca. I get a very different feel walking a few blocks into Chinatown or soho. I can elaborate later if you want.
Granted, Peppers (the night club that nyc10013 is referring to) has been a huge problem for ppl on Leonard st but it looks like it is finally going to be closed down.
With respect to 78 Leonard, I'll defer to downtownster because I have not seen inside but the actual structures look great - again classic loft architecture.
I observed the same leak but returned to a second open house and everything had been repaired. The common areas and lobby are being renovated to look like 79 worth Street which is part of this conversion. Nice slate flooring..classic loft but with clean interior space and an elevator. Plus the apts have 2 bathrooms which is a huge plus for any true loft. Hey I leave it up to folks to decide but I thought it was worth a second look and I'm seriously considering this space.
