Any idea why? Sudden infestation? All owned by jobless bankers? Seems odd that so many would be for sale in a row like that. front_porch, any ideas?

Do you know if it is really drug dealers or is this just a guess? It used to be such a great neighborhood. Did something happen?

I think McHale was being glib. Unless the drug being dealt is CDO.

Three? I can only think of two . . . the one in 430 and the one in 440 . . . so the mystery to me is why neither of them is our listing (*grin*)

I think in general, some co-op sellers who are thinking of getting out in the next couple of years are figuring that interest rates are low now, so this year might be better than next -- and if you had an apartment with outdoor space, wouldn't you want to list it right about now when the daffodils are out?

Block is as good as it ever was . ..

oh FP if you are still on here. did i read somewhere that you said you lived at the parc vendome? we were thinking of going out of our comfort zone and checking out a place there today. how did you like it?

Arent these prices psf (even assuming the sf is accurate) all still very bubble-level?... Aren't these faux reductions in price from fantasy prices?...Or is this a bargain?

i do think they are all overpriced. in the end there is probably only about 1000-ish square feet of usable space in those garden apartments although the back yards are really nice.
thanks ali. that open house at the parc vendome was cancelled cause they said they had a flooding issue. :(

jim, I think those spaces are spectacular, the buildings are lovely & a garden in Manhattan is pretty special; I don't think that everything can be reduced to psf but then everyone is different.

I've looked at all three.

One of them recently had its price cut 20% to $1,395,000 which makes it rather attractive. The big draw is a 1000 square foot garden with good southern light.

23rd street isn't my favorite street but at least these apartments all face the garden.

Cathedral ceilings two large windows facing the garden. Woodburning fireplace in living room.

The ground floor, though, is actually basement level which isn't prime. And the bedrooms are pretty small and narrow. Some have updated bathrooms, some don't. Kitchens are generally nice - but one has the refrigerator in the laundry room which is pretty bizarre to me.

I know one couple is moving to Westchester with young kids. Another wants elevators.

All in all, I think they are pretty nice. However, I still think we have two years of declining prices ahead of us.
