Have you seen 3M? A couple of $ more than 11E. Have you actually seen any apts here?
What do you think are the downsides of living on 5th? Have to walk to Lex to get anything & I like to go to the deli at midnight for sorbet. But I love the idea of being so close to CP.

I have seen two apartments in the building. It is, of course, desirable to be in the front of the building.
I have found it tricky to ascertain the financial requirements to get into the building.

Why do you say it's tricky? The broker should tell you the $ reqs. I think it's like 2xs liquid assets, but, verify.

It seems that financial requirements have changed markedly over the last few years. I was told a few years ago (by a building resident) that the board sought liquid assets over $20 mn regardless of purchase price.
I know nothing in partiular about this building, but looking at past sales, most in a pretty moderate range under $2MM, it is very hard to believe they require $20mm liquid assets (current owners probably don't have that). Building resident was probably trying to puff up his (her) importance

Don't personally know it - seems a sort of a standard building (i.e.not a prestigious pre-war) - fairly generid layouts - higher prices definitely for park views (but the 2nd floor 2/2 with a 9'X40' terrace went for only $1.3MM - no park view)
But if you really want the Fifth Avenue address, and don't insist on park views, you could probably get a fairly good deal

wll,cc - fifth avenue address, below 86street, with very large terrace, for 1.3 is, I think, a fairly good deal. Without terrace, $1-1.1 - might even tempt Rhino86
Actually, VERY prime 5th avenue location, and asking $1.3? without park view, yup would think that is doable.

Nope - it's a coop,(can't rent it out), and it wouldn't work as an office for my husband when he retires.(I have been looking for that, actually) and I love my own apartment way too much. Can't give up the space, terraces,and fireplace fireplace.

I lived at 875 5th for several years. A co-op that required 50% down and relatively strong financials, but not like a 740 park type of building where you need $50mm-$100mm of liquid assets. I think 860 is similar but I could be wrong.
But I can tell you that unless you are over 75 and have your maid get all your groceries, etc., 5th avenue is pretty boring for the typical non-magnate homeowner. You are 3 blocks from any real life: 5th has nothing, Madison if you want a dress, park has nothing, lex has some restaurants. Of course, many people would disagree with me, but I found it stiffling. Especially dealing with the wannabe board members who want to make their building more exclusive. And having a park view means your over 5th avenue, and it is noisier than you would imagine.
but, it's huge....and you do have multiple terraces so its not a complete loss.
ch89 - 875 is a 1939 Emery Roth (so just barely pre-war, but still pre-war) unlike 860
cc- that last common made absolutely no sense, except perhaps to you.
I lived there for 5 years and never knew it was an emery roth building. pretty non-descript
although we did have phil donahue and "that girl" in the penthouse.
They were allowed to keep their 3 golden retrievers, but I wasn't allowed to have a cat.

well. who knows? this link says 1941. the point i'm trying to make is that one should be careful about throwing around opinions as facts.

It's always good to be plugged in to the larger world. Sales of that level of handbag could give some inkling of the economic future in NY Didn't you read about the Hermes shoppers who asked to have their purchases put into generic shopping bags, so people wouldn't know they'd been spending major money at Hermes?
Actually, my husband has no clue as to what Hermes is.

Kids living here see and are exposed to so many things - hopefully many cultural things (as are our nephews in Boston) music, museums, fabulous kid stuff, theater)
