How are rental prices doing in Harlem....are people finding that they can negotiate or are prices pretty fixed? Thanks

how much wiggle room typically?
Depends on how long it's been for rent. Use this site or nybits to see comps. I'd say free months or ll paying broker fees are easier than cheaper rent.
But rentals in certain parts of Central Harlem below 125th (new doorman places on FDB) or in certain parts of East Harlem below 106th (say on Lexington 96th-99th) are renting as quickly as places in the UES or UWS. So not WV fast, but a lot faster than Harlem used to be. So don't sit on your ass for ever.

Succinct and practical advice. Unfortunately most likely lost on the OP who wants strangers to tell her "how much wiggle room" there could be on leases anywhere above 96 st on the east side and 110 on the west side.
My apartments for rent in Hamilton Heights have rents that are not negotiable. And because I'm getting multiple apps on each apartment I have the luxury of being picky. A tenant who tries to negotiate before he even moves in is much more likely to negotiate every lease renewal - he's also more likely to be a pain in general. So although it's not a deal killer, negotiating is seen by me as a strike against you.
So the old "it doesn't hurt to ask" just isn't true with me in a market like this.

I call BS on that. Harlem is not THAT on fire. In my building, which is new, doorman, and in the doorman buildings near me, units are available for 2-4 weeks as opposed to to th the old 4-6 weeks, but they still make deals. Not as many as they used to, but they do still.

I call BS on that. Harlem is not THAT on fire. In my building, which is new, doorman, and in the doorman buildings near me, units are available for 2-4 weeks as opposed to to th the old 4-6 weeks, but they still make deals. Not as many as they used to, but they do still.
Everyone knows more than those of us who make a living in the real estate business.
I know a lot of owners who think EXACTLY like Jazzman. "offers", at best, get you put on the bottom of the pile. you renters are a dime a dozen. sooner you learn, the better off you'll be
