The Price: $649,000

The median asking price for a home in Gramercy Park was $1.5 million this March, according to the StreetEasy Data Dashboard. That means our Deal of the Week’s price is less than half of the neighborhood average!

Buyers who put down the 25% minimum down payment of $162,250 can expect to see monthly payments of $4,628. This includes a mortgage payment of $3,168 and a maintenance fee of $1,442. This payment is also right on par with the median asking rent in Gramercy Park, which sat at $4,600 this March.

Why You’ll Love It…

It’s not every day that you see a one-bedroom in Manhattan with a formal foyer, much less a living room with enough space for a dining table. This apartment offers both! The oversized foyer is big enough for a work-from-home setup (as seen in the listing photos), and has two closets, offering the perfect spot to store your coats, shoes, or cleaning supplies.

The co-op also allows pets, guarantors, pied-a-terres, and co-purchasing with board approval.

The building is just steps away from the L train, and you can easily catch the N, Q, R, W, 4, 5, and 6 trains at nearby Union Square. Speaking of which, you’ll have your pick between parks, as Stuyvesant Square Park is just a few doors down. Not to mention, there’s a Trader Joe’s just a block away and great restaurants, including Soothr, Halal Guys, and Casa Mono, all around you.

…And Why You Might Not

Unfortunately, this co-op only allows for 75% financing, so you’ll need a little more cash upfront than the standard 20% down payment many other buildings require. The maintenance fees are also on the higher side. The kitchen and bathroom don’t have windows, and the only windows in the unit are north-facing, so you won’t get any direct light during the day. Still, for a spot in a full-service co-op in such a great location, we consider this one a steal!
