Now that's an idea. We find the fanciest open house we can that is open for a couple of hours. Heck, of it's fancy enough they should be serving champagne and hors d'oeuvres, right?

I was thinking this might be nice if it were summer since we could hang on the rooftop terrace so as not to be bothered by the broker:

http://streeteasy.com/nyc/sale/486696-coop-377-west-11th-street-west-village-new-york

If this open house route is taken, a contingency plan for a nearby bar should be made since the host's patience will eventually run out.

Color me old-fashioned, but I think it's rude to use an OH like that even if it is "legal". And no, I'm not a broker.

I'd rather pick a bar with a large seating area on a slow night.

i thought that our presence could be like a godsend to a lonely broker. going from oh to oh could be fun too, kind of what "la ruta del bacalao" used to be in spain. but i guess we are too old for that.

I remember reading that open houses actually benefit the brokers/agents more than the owners. They use the open house for networking purposes. They can meet new potential buyers and even sellers in the open houses.

ar, if I were a broker, I would want your number and also give you my card.

"Even though open houses may be of only marginal benefit for sellers, they aren't necessarily a total loss for sharp agents. In addition to bringing in buyers for other homes, open houses create opportunities for agents to sign listing agreements with neighbors who stop by to see the open home. Fifty-five percent of the survey respondents agreed with the statement that open houses help them generate new listing contracts."

sunday, sure you would. if i came with one or two people. but 20 or so people showing up and not leaving? how could that be anything other than disruptive if there are other people seriously looking? and how many of us who might show are looking to list an apartment in the near future or have unfilled needs for buyers' brokers?

it's a funny image. might make people think the market's on fire.

Weird Park Avalon story:

I was having dinner with a date (I don't even remember who it was, at this point, it was so long ago). We were seated on the elevated area, one table away from the railing. There was a couple next to us. I was seated next to the guy, facing my date, who was sitting next to the woman. He and the woman were sitting in the "booth" seat against the wall.

Over the course of our dinners, I noticed the couple didn't do a whole lot of talking, but the woman did moan several times, grabbing her stomach, clenching her teeth. Once she even spilled her drink.

It wasn't until after we left the restaurant that my date, who had full view of her lap, told me that over the course of the entire dinner the woman's date had been ... uh ... *stimulating* her under the table with his toes.

That was the last time I ate at Park Avalon.

What's the group dynamic, at these get-togethers? Do we check in with an official StreetEasy staffer, and get nametags to wear?
Most of us are friendly, good-natured types. What about the commenters who are at odds with each other?

i thought paddywhack was a well-known concept. but then i looked it up on the internets. it has a surprising number of definitions (and paddywhack machine is the name of a band, i discovered, which is simply awesome), including some tendon in cows?

i have more than a bit of the irish in me, maybe that's why i know the concept.

from yourdictionary.com.

paddy·whack (-hwak′, -wak′)

noun

1.Brit., Dialectal a rage; temper
2.Informal a beating or spanking
Etymology: orig., an Irishman < Paddy + whack: as in “get one's Irish up”

and falco is correct. cc is an incredibly nice guy. low tolerance on-line for BS, posturing and not giving tips.

So as a separate item (so as not to confuse the SE-hosted situation), our prayers have been answered. This place is doing a Champagne-hosted open house 2-6pm this Sunday:

http://www.436west20th.com

Available for viewing are 3 of 5 floor-thru apartments, each listed for rent at $12500. You can also buy the building for $21M.

I believe there's a correlation between a place's over-priced-ness and what they serve, so we might be in luck.

Incidentally, this is the first-ish I've seen in NYC where they are serving Champagne at an OH, particularly rental. Had anyone seen this before? I had relegated the practice to crashing markets to get people in the door. Is this a sign of things to come?
