I own free and clear an investment townhouse in Riverdale, Georgia, that was damaged by smoke and firefighter activity from the townhouse next door that had a fire. My insurance paid me off, but I don't want the townhouse anymore. It needs $25,000 to $55,000 worth of repair, but its market value, restored, is not high enough to additional investment from me in this market. No actual fire damage (appliances all fine, jet tub is fine, etc.) but firefighters did do a lot of axing upstairs. We would rather not demolish it. That's expensive, and we like the neighbors, and it would cause a gap in the townhouse line. The fire-damaged house next door is being rebuilt with insurance money. I am still waiting to hear from Habitat for Humanity, but does anyone here have any other ideas for donating it?
