Size of Unsold Inventory of New Development units

I am wondering howmany unsold anew apts are available in Manhattan. I have heard it ranges from 6,500 to 10,500 in addition I have heard talk of a shadow inventory of anther 6,500 coop/condo units. The shadow invetory are units bought in new developments by investors/specuators that never moved in and are now trying to sell the units. Thia would bring the number to 17,000-18,000. Any one know the facts.
