Rental lease expiring while waiting to close

We are in contract to purchase a co-op with a closing date of a few months away. Our current rental lease expires next month and we offered to sign a 4-6 month lease at a higher rent. The mgmt said no and is only offering one option: a new 12-month lease with option to escape at the cost of one month rent plus forfeit of security deposit (basically two months' rent). Does this seem fair/ reasonable? Any advice is greatly appreciated!
