downtown townhouses -- 4 year supply

I have been looking at properties in the$5 mn range in the downtown townhouse market for several months, and have been frustrated with what I've seen. Asking prices seem wildly inflated in relation to closing prices. Streeteasy lists over 100 downtown properties and only 4 closings in the last 60 days. What are sellers smoking?
