How can an agent use their fee?

I'm looking into leasing a commercial property, and I have a few friends who are R.E. agents (not brokers I don't believe). I want to offer one of them a small ownership in my business in exchange for helping me find a commercial space and instead of taking their fee, negotiate to either use the fee towards the security deposit, or lower the rent somehow, or something of that nature. Is this possible? Is this allowed? Can an agent do this, or do I need a broker, or an attorney? Please help! Thanks.
