sponsor unit premiums

Hi, I have noticed that many sponsor units I am looking at in brooklyn and queens are at least $20,000-$50,000 over market comps. I understand the benefits of buying a sponsor unit but these price increases seem ridiculous. Is this normal when purchasing a sponsor unit? Do I even have a chance of breaking even if I resell in 5 years? Thanks so much!
