Super responsibilities in a co-op / tenant rights

Three questions: 1. I'm currently renting from a sponsor in a co-op. This is the 3rd co-op I have consecutively lived in in NYC. Unfortunately, and unbeknown to me, the sponsor is very much disliked by the board, management and the employees. Three questions: 1. I'm currently renting from a sponsor in a co-op. This is the 3rd co-op I have consecutively lived in in NYC. Unfortunately, and unbeknown to me, the sponsor is very much disliked by the board, management and the employees. Thus, you can imagine any simple requests (with obvious gratuity to come after) are ignored. I had thought tipping a couple hundred for some very small minor things during my move-in would avoid it, but obviously I'm guessing I'm sort of on my own here as the super/building is not technically responsible for anything in my apartment? I'm also guessing mentioning any of this to the board/sponsor is going to be pointless and will just stir more bad blood given the politics in the building? 2. The sponsor's contractor has not been able to adequately fix the shower before and during the first few weeks of me being in the unit. There is persistent leaking, hot/cold water knobs that keep getting loose, fall off, etc. At what point can I hire my own handyman/plumber (this would obviously need to be a 3rd party) and be able to deduct the expense from my monthly rent? 3. The building only allows wall units for air conditioners and also unbeknown to me the unit did not come with one. These on average cost about $800-$1,000 to install. Is this something I can deduct from the rent as it's obviously going to be a brand new unit that the sponsor will have for long after I leave the apartment. I can't exactly "take it with me." I know A/Cs are a grey area but the apartment is so stuffy that I can't sleep at night. Thank you for any advice. [less]
