Hi, I've recently seen a 1 bedroom in a 4-unit Brownstone at Park Slope whose maintenance is $900. But the average maintenance level should be at <= $700 in this area. Financials show that major expenses are repairs and underlying mortgage (under 200K), and maintenance fees are the only source of income. There's no reserve fund, only cash asset.
