Don't let him put a blow up clause in your lease

If you are considering a market rate apartment of his, know that once you are in, you will be in the minority but still subject to the same environmental harassment ( (eg, construction debris, noise, work without a permit*, etc) as the other tenants. The plus for him is always that if he can get anyone to leave—doesn't matter rent-stabilized or market-rate—he gets to raise the rent. The most recent apartment rental, 2F, was rented earlier this year 2017 and had a lease with a blow up clause at 6mo (rent raised by $1,000), which is unlawful. The apartment is being vacated as of Aug 2017. *Check out nyc.gov/buildings for open violations.
