I need some help with my unique search for a mixed use (live/work) space. I'm a physician located in Murray Hill and looking to buy (NOT lease) an office space that is currently being used as a medical office or can be converted into one. Best location is in Murray Hill but can be in other areas like Midtown East, Upper East Side, etc. The office should have enough space for 2 or 3 treatment rooms (around 1000sf) or more. I prefer a Condo but a Co-op will be acceptable if the maintenance/common charges are reasonable. The office doesn't have to be on the ground floor but MUST be in close proximity to public transportation. The ideal space will allow for mixed use (Live/Work) but finding a medical space is definitely a priority. Owner should allow for 80% (or higher) financing and a rent-to-own can be considered.
