Delusional Pricing.....

$3 million for this tiny, tiny apt is delusional and the price will end up selling for significantly less. Let's start with sq ft, which technically isn't listed but all one has to do is add of the sq from the layout.....which comes to maybe 800 sq ft or the size of a typical 1 bedroom/1 bath apt. So the question then becomes what, on a per sq ft basis, is this place (in a mediocre at best building) worth? I would say $2 million tops which is way over $2,000 per sq ft but I'm being generous because it is a 2 BR/2BA and was renovated tastefully. Still has at least 33% to fall.
