Buy Co-op from a school - extra hassle

I'm thinking about buying a coop that is owned by a school. The seller agent told me that the sale will have to be reviewed by Attorney General and usually take extra 3 month. Anyone has experience in similar situation? Or know anything about this? What's gonna be reviewed? Thx.
