Just because this is a new listing doesn’t mean that this thing is legal. Current owner bought a single story store, did a bunch of construction work without a permit and now says it’s a “dwelling.” This cannot be done in this low-lying flood zone without raising the bldg and/or jumping through a whole bunch more hoops in order to comply with the building code. If the owner had consulted an architect and applied for the necessary permits, they would know this. Good luck.
