Tipping- Owner of Co-Op

Hi All, I am a new owner of a co-op and am not sure if I should tip for all services throughout the year or just holiday tipping. For example, my super just swapped out my a/c unit.. I wasn't sure if I should tip, so I did and he seemed surprised. What is the protocol when owning an apartment vs. renting?
