Discussion about East Hill at 212 East 95th Street in Yorkville
what does the + symbol by the apt # mean? I have never seen this coding before for this building?
Whatever the + symbol is intended to mean this is closing information from ACRIS, so these are apartments that have closed.
It's creatively confusing. If "+" is ACRIS data indicating "Recorded Sales", then what's the "Sold" line item attached to each apt by Streeteasy, and why don't these overlap (except in two cases)? Is East Hill 30% sold (10/27 apts; recorded sales or 9/27 apts, "sold" as per streeteasy) or 60% sold (17/27; if one takes the non-redundant, combined set)? It seems a bit creative, but it's not beyond the developer; note that apt 8EAST is still listed as "in contract", even though it clearly does not exist since both 8A and 8B are sold - unless a third apt has materialized out of thin air on the same floor.
Checked in on this place again. Papa-the gamesmanship here is amazing. They are struggling mightily to get out before the second leg down. Who knows what is real. Wonder what kind of shape the developer is in-no more streeteasy adds, took them forever to finish the half-a#% job on the lobby. I stand by my initial assessment-crazy to pay these prices (even at current discounts) for this place-no views, no light, no real amenities, no full time super or doorman in an area that is borderline and getting worse in the short term. Should be called East Ville-where East Harlem meets Yorkville.

For someone who has written off this building, you seem to overly-concerned about the esthetics of the lobby. As for gamesmanship, it seems to me that all the developer is doing is trying to sell units in a difficult market. Not advertising in StreetEasy is a common sense way to reduce costs--which any responsible business is doing in this environment--especially for a small, 24 unit building that only has 12 units to go before selling out. In full disclosure I live in the building. Many of the apartments have good light, outdoor space and some have nice, open views. Others have less light and views that are no different than the majority of units for sale in New York. All have gas fireplaces and radiant heat in the bathroom floors and most have a home office, which is a great feature.
As for amenities, I am perfectly happy to forgo the package offered by some buildings, many of which, are seldom used and the additional monthly cost that comes with them. For me, a part-time doorman, roof deck and small exercise room is enough. Judging from your name you know the neighborhod well. I have lived for years in Yorkville, at three different addresses, and like it just fine. I'm not sure what you mean about "borderline and getting worse." New Yorkers are fiercely loyal to their neighborhoods and some of my friends who live downtown or on the West Side consider all of Yorkville to be "marginal" or at least boring. But I like my corner store, my dry cleaner, the local restaurants, the proximity to Central Park and the 92nd Y.

the + sign means not just the sale of the condo, it includes something else like a storage room or parking space. In this instance it looks like storage units.
Hi Gilmorej, I read that you were a resident in the building and was wondering if you could share your experience. Are you happy in there? How is the maintenance of the building (cleanliness, roaches, etc.). How is it not having a 24-hour doorman. Do you have to pick up your packages the next morning if you don't make it home by 5? Is the block generally safe at night? Thank you very much.
Prettyponey, just saw this. We like the building very much, because of the size, the quite, the design and our neighbors. Maintenance of the building is good, but could be better and the residents are working on that. No roaches, etc. Some of the common areas are not completely finished and there is no furniture of any kind on the roof deck. Having a part time doorman works fine, packages are stored in a room off the lobby to which owners have access via a "cyber doorman." The block is fine.
