Discussion about Loft 14 at 135 West 14th Street in Chelsea
Does anyone know what the real deal is with 135 W14th? The developer seams kind of wacky. The apts have been on the market > 18 months and it apperas that only one out of I think 10 has sold. There have been many deals that have backed out. He's now asking around $1250 sq and has had many deals fall through. I think that at most it's worth $700 - 800 sq.
If you like noise, garbage, drunks, junkies and other assorted delectables, jump right in!
ieb, actually there are non sold - i saw this a few months back when 3 were in contract, they recently reentered the market. i doubt they were in contract and were used as a way to get buyers to put down deposits before they were put back onto the market.
The problem here is the percent sold is 0%, even at $500 per square foot you still wont get a mortgage at any reasonable rate. I agree current askings are crazy.
As jerkstore says, the location is extremely poor. Prime is probably a better for interiors if you want to stay on 14th which I felt a better deal. Or have a look at carriage house on 24th, the interiors elsewhere are far superior. Also have a look at the modern on 23rd.
There's something about the upper floors that have a nice bumpout that's appealing but I agree it's a total disaster.
I've spent a lot of time on a search for something special and am starting to think more UES and CPW. Getting burned out on downtown and the whole tax abatement new developer who knows what will happen sort of thing.
I live near this location and went by it many times during its construction. The construction crew seemed kind of amaturish. I would beware.
flatironj, where do you live? thinking of moving to that area 9west 14) and trying to get a feel for it. seems very convenient but also a bit gritty. we're real city people so a little grit doesn't bother us but to jerkstore's point I don't want to feel like I can't take a stroll down the block.
I lived on 14th street for 2 years. Never had any problems.
135 West 14th is IN FRONT of the salvation army headquarters and homeless people hang out in front of it at ALL TIMES, as well as using the phone booths as bathrooms, but you shouldn't have any problems at 9 West 14th
Is 9 west 14th the same as 10 west 15th? That is a great building... I lived a the Grosvenor house in the 90th's (22 west 15th) and loved the street and the neighborhood
I live at 15th street and 5th. I have lived here since 1983. It use to be that it was unfashionable to live on 14th street. For a long time, this has not been the case. It's a great neighborhood. It was "gritty" about 15 years ago. 14th street is very busy and does not have a residential, but the block bewteen 5th and 6th is fine. The one between 6th and 7th is, I suppose a tad gritty.
You should probably know that eventually, a big building will replace the New School building on 13th-14th and 5th.
I went to the open house yesterday. Although, there are some nice things about the building like finishes and amount of light and space, the block it is on (14th btw 6&7) is a big turn off. Especially when there is a better alternative, The Prime, which is 2 blocks away on the best block of 14th street. Prime has the best quality of fixtures I have seen actually.
Although west 14th street seems to be cleaned up a bit over the last few years, between 5th and 8th avenue is full of unclean looking bodega type stores. Since the ugliness of the street depends on the store owners who from the looks of their storefronts survived many decades, I am not sure what transformation this street can realistically go through. Also as seven7 mentioned this building is right across from the Salvation Army with its tall castle wall-like facade you have to look at.
How were the agents at the openhouse? I went a few weeks (maybe a month or two) back and they were acting like it was 2006. I hope they've found some grounding. The SA building I think it kind of interesting, I've just heard conflicting reports as to it's purpose.
hurting, there was one broker who said they took over a few weeks ago from another firm and they reduced the prices. Maybe you met the former agents. The price reductions are varied. Right now, higher floors are around $1300 per sq.ft. Considering all the downsides and comparable apts in the neighborhood, I feel like they need to come down more for me (or anyone else) to take interest in an apt in this building. Also, in this thread, Lupus has a point. The fact that none of the apts are sold in this building makes me wonder what the terms would be for getting a mortgage.
