There is a 2 bedroom on the 3rd floor listed for 699K (reduced form 859K). Anyone can give me some info about the building, etc. Is it too noisy living on the 3rd floor? Thanks

saw it last Sept or so. on Bdway and right on top of a massive hvac contraption. My recall is that it wasn't noisy on a Sunday afternoon.

I lived on that corner. two things to worry about.

1. the building has a school yard and mini park behind it and can become quite noisy at certain times of day. Depending on your windows and the way the apt faces, you might never hear it.

2. bigger concern is 70th street is the only exit out of the Riverside Boulevard and Trump buildings and Lincoln Towers. The traffic on that corner of 70th and WEA can be a nightmare of traffic and honking for cars coming up WEA, cars turning out of that street coming from Riverside Blvd and all of the cars trying to get on the drive at 72nd Street. Of course, you might not hear it depending on your windows and where your apt faces, but the honking cars on WEA from 68-72nd is a nightmare. I moved just as Trump started building and the noise was crazy and I knew it would only get worse as it became the only street out of those buildings. If it starts spitting or raining, you might as well stick your head in a bucket of cement and the traffic and honking will start from 66th up to 72nd.

Sounds like a good deal especially considering the 1 beds are not much less and you may be able to get this 2bed for under $699K. You should check the area out yourself at different times during the day. good luck!

disregard my previous comments. I confused this address with the building on the corner of WEA and 70th. It seems this apt faces 70th and not 71st, which is a good thing as 71 is a more problematic corner.

There are traffic issues from the merge of traffic on 70-71 and Amsterdam into Broadway, especially during rush hour and when it rains, but it's not the nightmare of honking I described on WEA and 70th.

Does anyone know if there are any major issues with this building? I am looking and have honed in on this one. Are there any heating/AC issues? Elevator issue? Water issues? What about sound internally (not from street). Are walls solid?

Several months ago there was a news story about the balconies in this building as well as some others in Manhattan - they were deemed "unsafe" and "off limits". Any updates?

This building was one of 30 or so that was flagged because of its balconies were similar to one where one balcony gave way. All the balconies were shut down for 2 months for inspection because of possible unsafe conditions. The owners paid to reinforce all balconies, they felt it better to fix it instead of fighting the city if the problem was apparent or not. They were only one of a couple of buildings that actually worked it out...Hope that helps.
