Any Opinion on Hunters View/Point & 10-63 Jackson?

Just wondering if anyone stop by to look at the two buildings. What's your impression for both?
Not worth the price.
Both Hunter's Point (Midtown tunnel) and Hunter's view (intersection from hell) are situated in horrible locations. 10-63 is priced similar to the powerhouse and 5SL which are both a lot closer to the water. I think currently the best bang for your buck is the powerhouse and 5SL in Long Island City.
Thanks. Powerhouse I close to the LIRR tracks which I don't think is that attractive. Also, the building just looks weird. Agree 5SL is my best bet.
Have you looked at or considered 10-50 Jackson?

You mean Hunter's Point and the Foundry is by the train tracks. Powerhouse is a good 4 blocks from it. There's no reported noise factor from the tracks from the current Powerhouse residence. People have to understand the powerhouse is not complete yet. The North facing side of the current building will not be seen when the put the north side of the building up. 5SL is a good bet. I got counter offers in the mid 500s for 5SL, so if you are interested put in a bid in the low 500s and work your way up. gl
Now, if you want to talk weird, 10-50 Jackson is a weird looking building.

Please explain your interest in 5SL further - do you own/are selling there? I am curious to hear more about the PSF and current market for units of that building. What percentage sold and occupied is the building?
10-50 Jackson is a strange looking building - as for the inside, though - some of the apartments have amazing layouts and the finishes are excellent IMO - I also think it's one of the best locations in LIC.

It depends on what you are looking for.
5SL has a nice location (close to Vernon and the water).
Personally I would want to be within easy walking distance of the water but closer to the subway and Vernon (there's not much to do by the water other than see the water). Of the buildings you asked about, I would say that 10-63 would be my preference. It is on the same block as the subway, on the "right" side of the nasty intersection and prices are now in the low 6's/high 5's per square foot. I also think that it is the nicest looking building in the area.
10-50 shares similar qualities but I think that the building looks funny.
5SL is a bit further from the subway but a very nice building and close to the water and supermarket.
I'm also interested in seeing how the new one at the intersection of vernon/jackson turns out. It looks like it could be interesting.
Both of the hunters point buildings have major issues with their locations in my opinion.
I also echo AC117's comment, the Powerhouse is in a worse location. It may not be right on top of the tracks but it is still in one of the more "warehouse-like" areas in hunters point. It is surrounded by warehouses on all sides...the lot next to it (now make-do parking) will probably stay that way for a while and then be another large rental building. then you have warehouses on all side with the exception of the Foundry and the ugly dog run directly in front of it and it is also a bit of a walk from the subway (although not too far). I have no issues with the building, I just don't like the location...
10-50 is not a bad building to live. Agree building is kind of funky externally.
10-63 external is nice but kind of strange inside due the building shape. The layout is nice though. I thought 10-63 is reasonably priced. You're right about being on the right side of the street. Though Hunter View got the city to improve on the location. They manged to reroute the intersection to reduce traffic and got a new pedestrian way across now.
I thought 5SL is mostly sold out no?
Hunter's view has very poor quality construction. I was going to buy a unit there, but decided against it when I saw the uneven floors and ceilings. Only 11 units closed out of 72. No thanks.
Mwade, which unit did you see? I didn't notice the uneven floors and ceilings though one beam wasn't of uniform thickness.
5SL still have a lot of vacancies. some current owners are competing with the developer for dumping. i think a 40% cut is what is fair value. for what its worth, i know some people walked away from their deposit, because they are so underwater, and the banks don't want to finance.
AC117 - all I can say is make sure you have a licensed inspector look at anything BEFORE you buy.
kevinchenny - I haven't seen any reslaes in 5SL. I am I missing something?
