These are huge, government-housing-looking buildings from the outside, but I think pretty nice layouts on the inside.
I've recently seen some one bedrooms listed closer to 500K.

170 WEA is close to 69th and Amsterdam, which puts you close to the express train, Lincoln Center, etc. I'd go for that rather than the other place at 81st and First. (Everything else being equal, which looks to be the case with these two.)

I've looked at a number of alcove studios there and they are huge, easy to convert to a bedroom..but the bldgs. look awful and the maintenance is very high, which could mean it's a land lease development.

The kitchen needs renovations and the bathroom is questionable. What would a good offer/price be?

There're always a bunch of one-bedrooms-with-dining-area available there, so check them all out and you'll get a sense for what they're asking and what they're selling for, at different levels of renovation.

Lincoln towers has some strict rules with regards to pets, washer/dryers & one of them made national headlnes for banning smoking inside the apt.

Lincln Towers is NOT land lease. And as far as the ugly outside, who cares? Are you going to spend hours outside staring at the facade?

good bang for the buck, but high common charges. i know that all buildings have separate boards. there is also a common park that they share that i used to play in as a kid.

w. alpo on this one.... you spend 99% of the time inside so what does the outside appearance matter.. OTOH, you look at your spouse 99% on the outside... so make sure he/she is hot.

To me, a perfect reno w/ a legal W/D not bad maintenance would be the CEILING from which I would look at other LT units.... alpine do you know the sq ft on this one? Did you grow up in these towers? Just being my nosy self :)

in conclusion.... soontobeornottobelincolntowered.... if this clears at anywhere near $600psf... any other LT units should be clearing in $500psf range... IMHO :) happy hunting... but why not rent and see where things shakeshack out?

I think the maintenance is high because they have all that park like land to take care of. They have a playground, basketball courts, picnic tables, etc. That's all geared towards families. I've never understood the appeal of living there for singles or married WOK. But there are tons of studios and one bedrooms so it does appeal to some.
As for the ugliness, that's more a problem for those who don't live there. When you're inside your apartment you won't be looking at the outside of the building.

Maintenance is probably high, due to aging infrastructure. They'v redone exteriors, garages , etc. This was a middle income housing project that converted to coop at the end of the 1980's

The units in this bldg. make other cookie-cutter apartments look interesting. From what I have heard, they were built for teachers--but I might be wrong on this.

These apartments are too close to the questionable area West of Lincoln Ctr., and I personlally don't care for the location. Also, unless you get one of the few "opposite-facing" units, the view out of your apartment would make you feel as though you are living in huge housing projects in Queens.

Oh, also, the entire bldg. smells like a retirement home.

The link west67th gives is one of those that tries to trick us by changing apartment numbers. It was first listed for close to a year here http://www.streeteasy.com/nyc/sale/266247-coop-205-west-end-avenue-lincoln-square-new-york then the apartment number switched and the new listing appears to have gone into contract immediately. http://www.streeteasy.com/nyc/sale/413463-coop-205-west-end-avenue-lincoln-square-new-york

waiting might be a good thing...studios were selling for $450k now there are a number of them listing at $320k and falling further...i'm sure the same thing is going on or will happen with one bedroom apts.

MeMe...sorry I didn't note the price history... .but given the fact it is indeed a fresh in contract unit and it is well reno etc etc etc... and all LT units are very similar in layout Sq ft... it may represent a nice COMP you could use to hammer a seller in LT in the not too distant future :)

nyc212, 'These apartments are too close to the questionable area West of Lincoln Ctr.' are you referring to the housing projects around 64th between Amsterdam & WEA? This apartment is at 70th and WEA, not my favorite area but not questionable in terms of safty or unpleasant characters in the neighborhood. Its close to Freedom Place and Trumpville. Perhaps that's the questionable area you mention.

w67thstreet, I agree its a nice comp. The 2 bedrooms in LT were going for close to this a year ago with only slightly less in maintenance. Actually this maintenance seems reasonable especially considering its a combination. I think this apt was discussed before. Probably by joedavis since this would have fit his 3-bedroom under 1.25 criteria but I can't find the tread.

170 is one of the two running end-to-end north-south just west of Amsterdam. The corner for 170 is 69th. Pretty handy, I think, but don't know how it compares with the others otherwise.

My bad, I looked at teh address of the link w67thstreet gave. 69th and Amsterdam isn't a bad location. Not pretty, but convenient to express train at 72nd and shopping on Broadway.
