If anyone wants to rent me their 2br...this is the only building I would move to in BPC. Anyone?

Why this is the only building? If you like the area, 30 West is also green. And if you like northern battery park, the new Riverhouse too.

Your children are not guaranteed acceptance in the new school by the Visionaire.....may be a big problem in BPC...

prada, why do you say that?

For the first year only (this year), instead of re-zoning, there was a lottery for the four schools "catered" for by the Tweed feeder to decide who got into which of the four schools (ps89, ps234, spruce st, and the new bpc school ps/is 276). Next year the re-zoning is going to be done it will most likely be based on proximity to each of those achools. Unless the OP's child is enterting K this September then what you said is most likley to be wrong - depending on re-zoning methodology.

A 2br rented for 4900 earlier this year (probably a low floor 5th or 6th). That's what I'm looking for. Thanks.

movingback would you consider buying... it's a great building and i would think you could get a pretty good deal. i am not aware of any 2 bed rentals at the moment

Completion of the school behind the Millennium building (next to the Visionaire) is scheduled for Sept. 2010. It seems like it's going higher every day....I believe they can go as high as the Ritz Carlton outdoor bar area.

divvie....I heard the parents of young children in BPC are very worried that they will not be able to get their kids into the new school. Maybe you know more about it.

I am also applying logic based on op's desire to live in a building that steps away from the new school vis a vis the re-zoning plans. But you can't always apply logic when it comes to the doe.

Maybe your friends are in north bpc or equidistant from ps89 and the new school (the only two schools they could possibly be zoned for) but the op will not have the same worries as your friends if he/she does live in the visionaire.

Your statement with no explanation was not very helpful and your explanation based on friends fears only a little more so.

Divvie.....do you live in BPC? Well, the Broadsheet (our local paper) had covered the new school situation a while back. I know some people that were quoted in the article and they were dismayed. Maybe that's changed, but that was the information printed in the local paper.

Last report on overcrowding was in Nov 2008. A lot has changed since then, not least the set up of the tweed feeder school and even the designation of the school you are talking about (ps/Is276) which the broadsheet did not mention.
The downtown express has much better coverage and your friends may be better served reading that than the broadsheet. Their concerns should be alleviated.

I'm buying two bedroom unit, layout is very interesting and cozy with curved wall of those curtain wall window structure. I think I'm getting a great deal, it is in the great location with close to pier and so on but I'm concerned about the strong wind in the winter time, and not having traditional shape of rooms with lots of windows. Is anyone knows what could be a heating bill is like in Visionaire?

Heating bill is a non event.. i hate the cold and keep the apt nice and toasty!!
i think my total electric bill is $60-70 per month.
In terms of non traditional shape, if you look at the models the space makes more sense..
Congrats... you will LOVE it.

Thanks RE2009. That is comforting to know about electric bill. I lived in a high rise before and most of my bill in the winter timne was abbout $1000 and not even keeping warm. Finally I sold it.
I have gotten pretty good deal with this one like 18% of the lising price. And having a grocery market in the building will be great. Best part is, it is in the city but seems like it is located away from city.

sorry what i meant was in comparison to the rest of manhattan specifically new construction w/a 421A, your taxes are low if any for some years and your cc are approx $1 -1.50 per sf. i notice the common charges are high, theres some re taxes they call it pilot but your still paying taxes and really high maint. so when you factor that in to mortgage, where is the benefit of pilot or "no taxes" or abatements etc. and how does that compare to other parts of manhattan from a value standpoint?

what i cannot justify is a response like gas man, who doesn't know my life....

btw i did look at the visionaire and the liberties. visionaire is really great however i haven't seen any recent sales listed in street easy (Im an insider) so just wondering how negotiable they are.

the problem with the liberties for me were several. 1st not being able to see a unit in the actual bldg. we went to the sales center and saw a staged unit with the finishes, so you don't know what the ceiling heights are the windows or the views. 2nd the units are small 2br being approx 1100SF and 3rd the amenities seem nice but are split between 2 bldgs, and the only pool is an outdoor rooftop wading pool. the larger bldg will not be available probably until the winter. price will be negotiable after they get a feel for who's biting and what kind of offers they get.

and bubbles what i was trying to say about the cc/re pilot thing is that its just confusing to me. as i stated above. i don't get the whole landlease and bpc commission if you will, and how they pkg and sell it. as i stated the re is really high and so are the cc for new construction. just don't get it.

i guess it works out to be about .50 - .60 more per sf in comparison to new bldgs in other neighborhoods.

Probably best to give the offering to your lawyer and accountant to walk you through the PILOT ect. Or a broker that has a lot of experience in bpc and you can trust.
