Discussion about
Can an attorney act as a broker (assuming he or she is liscensed) as well as the attorney at closing? Are there legal or ethical problems with acting in this dual capacity?
didn't u ask this question already!!! it was posted last week
lol, hope you don't ask for legal help on the internets for your clients...
if the attorney is a licensed broker in the state of NY, there should be no problem. however, you must disclose this to your client, the seller or buyer's attorney and client, and have something in writing stating your position. you have a duty to disclose your fee schedules to your client.
