In case you didn't notice, interest rates are rising, and still very high for jumbo mortgages, if you can get one. No financing for any new development unless it's 70% sold. Wall Street pay is going to be limited by the government - no more massive bonuses.

All good news for Manhattan real estate, no?

report from the field: starter buyers are taking the plunge, and we just got two offers in on one of our low-end properties, but I don't see the high end moving yet.

Steve, great catch. Annie is hungry and her usual way of making money by simply having a pulse and showing up at an apartment is long gone. Now she must rely on her natural tendencies to lie and tell her buyers to bring checkbooks when they look at an apartment that has been on the market for 13 months.

i think low end (hate that term) are selling is because sellers are lowering their prices...larger apartments not so much.

cfranch, I keep hearing this theory, but have to disagree - some people will always believe this, even in the face of a nuclear disaster. I'd pay attention to the fundamentals and trends rather than how many "bulls" are around.

bjw-sentiment indicators are only good at extremes so yes this is probably not the best indicator now. my point is that when everyone has thrown in the towel then it will be a good time to buy.

Ali, you may be having better luck with your own starter properties, and I wish you well, but my search tops out at $700k and I'm getting waaaaaaaay more price chops and new listings than in-contracts.

This seems to be the new thing to do when it comes to the RE, the economy, transparency,not hiring lobbyists, job growth (or loss prevention), etc...just say whatever you want and, magically... it is so!!! (fairy dust and tinker bell downstage, please)

This is absolutely not the "new thing" when it comes to RE. I don't know why this one sticks out in my mind so well, but it does: an ad touting "Location, location, location!!!!!!!" for a unit at 77 7th Ave.
