So, we've been looking for a 2+ to 3 bedroom, pre-war for appox. 950k. I think it's feasible, depending on where seller is at and based on what we've seen. I know a lot of people on this board are familiar with deals and wondering thoughts on best deals in and around UES.
if someone here knows of a great deal, the are going to keep it to themselves. And there is no way you are gong to buy a TRUE 3 bedroom for under $1 million.
alpie, quit spewing misinformation. he said a 2+ to 3. and i think a three should be doable on the UES. 1for1, i'm tired, so i'll look tomorrow.
Sniper just posted about friends buying a 2 bedroom on the UES for $600k so it's definitely doable.
of course you can do it- you can find a walk-up, combine 2 apart, non doorman, east of 2nd ave, anywhere above 86th st and so on. The apartment condition and size will determine the price. Are you willing to do some work? look at 141 east 81th street for example.Please do not listen to the big P- he knows nothing and his comments are posted to elicit responses and self gratification- a big P who like to Mast....te on this boards.
that's right. it was a 2BR, though, not 3BR and from what i heard not a huge 2 BR but it had great views, maint. approx. 1600 and was about 1150 sq ft. last listing price was 750 and i believe it just went into contract at 680K. it is a bit east and was/is a bit of a mess but they are gutting it and it will be brand new to them in about 4 or 5 months.
Here is a true 3BR on the UES that just went into contract and ask was $999k (only $50k above your $950k target):

not pre-war, 5thGen.
not a ton of pre-war product on the UES right now, in this price range. but it should be doable with some patience. my advice would be to wait until the sales reports come out in July, and see what comes on the market between then and the end of September, and whether there are major reductions in the $1.2-1.5 range, which i believe will happen. i will have a look in recorded sales and see if anything pops up.
the last one is not a true 3 bedroom. They converted the living room into the 3rd bedroom.

but I would guess it went close to $1 million and there will certainly be more coming.
This is a 2BR + small maids room (but not in back of the kitchen). So could be considered a 3BR. And this one is prewar I think.

Not UES, but an "estate" 6 (2Brs, DR, LR, maid's) at 522WE was much talked about for a while as it closed at 950k.
