Terms of Right-to-Sell Agreement with Broker

Discussion about
Is the language of these agreements controlled by law, as in some other states? If not: (1) is 180 days the typical length of an agreement?; (2) is it typical to allow broker 90 days after expiration of the agreement to sell apt. to a party who viewed it earlier? Thanks, Tom

everything is negotiable in real estate but those both pretty standard time periods.

#1 is negotiable... #2 is typical in most if not all.

my mother's friend had people come to the sponsor directly a few weeks after she showed the apartment. the sponsor knew that she showed them the apartment. sponsor got sued for not paying commission and lost...
