building at 790 Riverside Drive

if you look at the sales history, you will see that some of the apartments for sale have been bought
just three or four years ago.
Looks like investors are trying to minimize their losses by selling now because
the market is going further down.
The prices in this building are divebombing. Why?
I just compared floorplans, and 10I and 6I are same line, but totally different layout. In 6I the kitchen is where the bedroom is on 10I, I wonder where it was supposed to be first, and how on earth they got permission to switch the wet-over-dry thing around...I thought that was a total no-no....that said I like 6I better, it makes more sense where the kitchen is....
so I checked out 6I today. It is a very nicely renovated apartment, nice finishes, great 1BR.
Not seeing how this could be a 2BR like they did in 10I, without compromising a lot.
Superfancy old-school lobby with super-snooty doormen, I actually felt uncomfortable.
Hallways look great, everything is graaaaaaand....if you are too drunk, you might not find your way home to your apt from the elevator, it's a maze.
6I does not have that much light, since it is tucked away in a corner, and has large fire-escape right outside...
Looks like a great 1br and I really love that building. However, the almost $900 maintenance is kinda high for the neighborhood, no?
Thatwoman: I own an apt. in the building which is now rented, and I watch it closely. There were many properties for sale in the building but few sales up until recently, I think because prices weren't realistic for today's market. The properties that are selling now are the ones priced more realistically.
There's are no external changes I'm aware of concerning the board, building finances, or crime or area problems that would affect the prices -- just the ol' "get real"
Yeah, why is the maintenance so high in this building? Anybody know? Is there a lawsuit against the board going on (I heard this from someone, but don't know if it's reliable info.)
Also, @tellall, is the bedbug infestation problem solved?
Problem completely cured in past months. The Coop will inspect upon request to management.
What's the deal with this building these days?
Bad condition?
Maintenance seems super high versus the Grinnell, and there is a current assessment on the units.

Does anyone know what the board is like? Co-Purchase allowed?
I knew some people who rented there for many, many years and took a buyout offer from the sponsor quite a while after the conversion. They said that the building had lovely, huge apartments, many with great views, but the landlord had not maintained the building properly for many years. They did not want to buy an apartment during the conversion because they felt there were too many capital improvements needed that the new owners would have to pay for. I assume that explains the high maintenance and assessments still going on quite a while after the conversion.

I don't know. These people told me they had constant leaks in their 2 bathrooms and the kitchen for years because the plumbing inside the walls was shot. They had a fuse box and had to be careful about a/c's. There was a façade and roof problem along with windows that needed to be replaced. They did fix up the lobby during the conversion.
Have the electric and plumbing issues been fixed?
