How badly does mkt value in this building get dinged by being right off of 1st avenue? Also, does anyone know about the amount of renters vs. owners living in the building? thnx

Is first avenue a bad part of town?
It's not the Gold Coast but, it's not Newark either.
The ding is not First Ave. it's the floor plans at the Saratoga.

I recall smallish units there... The building is ok - not sure about noise levels - I guess it would depend on where the unit is. The area is not bad at all.

The bedrooms look decently sized, but the living room/dining rooms look really small!!!!!! For two units for rent, I couldn't imagine putting a table and living room set in them.

Depending on the line, the living rooms can be quite wide, which some people (including myself) prefer over the galley-like living rooms of other buildings. First is First -- a five minute walk to the subway ("oh, the horror"), with a potential for price appreciation 6-10 years from now when (if?) the Second Avenue Subway line gets built. I cannot speak to the percentage of renters versus owners in the building, but the building strikes me as well-maintained, based on the quality of the hallways and lobby. (I used to live two blocks away from the building.)

i like 1st and live nearby, i was just wondering if given its proximity to the avenue, the noise was a major factor (never lived off an avenue). i'm looking at the low floor unit there that is attractively priced and seems like there is a motivated seller so i was just trying to make sure i'm not missing anything. a low floor close off of 1st was the only real knock i could think of. ALso don't think the closet space is great but layout actually looked good with ability to put a round dining table in the hexagonal space and plenty of room for living room set. Maintenance seems appropriate.

go there during the week, and see how loud it is. depending on how the apartment faces 1st and the windows/vents, it could be loud, or it could be quiet.

I am a real estate broker, long time owner & resident, & as the Saratoga's in house real estate specialist, I can tell you that our First avenue location is only a detraction to those preferring, for whatever reason, to be further west. Because of our close proximity to the prestigious Lycee Francais school, easy access to the FDR drive, & quiet residential neighborhood feel which features excellent shopping & services, the Saratoga inhabits a niche that makes it a very desirable place to live. The noise level is surprisingly less offensive than most people would think, given it's First avenue location. Most apartments face either North over 75th street, west towards Second ave, or South; all insulated from any noise coming from First avenue. It is no more noisy than any other neighborhood, & actually, quite peaceful & quiet.

I used to live on 3rd and you can't compare the noise level. Building windows are surprisingly good at keeping noise out. Restaurants are opening all the time and great new healthy grocery store opened up nearby. Doormen are some of the best in the City and very helpful. There is clearly a discount applied for some reason I can't fathom but which led me to buy. Maintenance and real estate taxes are fairly low and condo budget is very reasonable with no large assessments in the near future.

You call maintenance and taxes "fairly low"? 4E advertises the two at almost $3,000 for 1000 square feet. That's insane.

I am seeking a one bedroom at The Saratoga but 11J and 3L seem to be very overpriced. 5L sold for a high price due to extremely upscale renovations. Anyone know of a one bedrooms soon to come on the market?

Hi Terrence, I am a resident broker and owner in the building of 15 years and I recently sold 3 one-bedroom units "off-market" connecting a buyer directly with an owner. I can also provide some insight as to the closing prices of the above mentioned units. Among other things, the J-line is 100sf larger than the K-line and on the higher floors in particular, it receives much better light/views. I can be reached at jpark@levelgroup.com. This building is really great. The roof terrace has unbelievable views. The lobby garden is beautiful. The book exchange in the mail room contributes to the feeling of community. We enjoy the charming view from our apartment of a church with stained glass windows. Our floorplan has a wide living space and windows that wrap around one whole wall which make everything feel very open and spacious. Above all, the staff at the Saratoga is incredibly friendly and helpful.

Hopefully you’ll fare better than 25BC, sitting unsold for 330 days and counting...

Travelady, I can't believe you didn't mention the best thing about the Saratoga -- there's a great little public space in front of the building on 1st Ave. If you're lucky enough to live here, you get to be serenaded by locals below!
