Maintenance on HVAC or AC units

Anybody use a service company which you can recommend for this? I am looking for my condo unit since this is something each unit holder must take care of themselves.

oh, cause i ran into this problem in my coop where they claimed the HVAC maintenance was the responsibility of the owner because it was the "interior" as stipulated in the proprietary lease, which is patently false in a coop situation. I found NY cases stating that "interior" of an apartment included that which is visible, thus not the inside of the HVAC unit.

sorry its a tangent, but its a big issue in coops.
