I agree this board has gone to shit - the ratio of relevant RE posts to crap is diminishing every day..SE should start moderating..
considering that you only post threads dealing with national economic trends you're a fine one to talk. i haven't seen you on a comp thread once. or a neighborhood RE thread. or a where are rent prices thread. you're on the s&p threads.

It's the time of the year, does it get quieter than this? All over the city the RE market hears crickets. they tell me that all things 'spring a new' as soon as all the money get's back from the beach, Rheinbeck, Maine, Jersy shore, Moon, South of France, Tuscuny, etc.. Then everything heats right up...............right?........right?.........
Who the hell knows? My money say's RE has a sleepy Q3,Q4. Lot's of desperate noise, few closings. Might start to see the inventory numbers climb as those look to flee a sinking ship as well as some product emerging from the shadows. You can't hold development property off the market indefinatly and the conversion to rental property has begun. 2010 should see the rental market continue to flood which we all know forces RE valuations down. Should be difficult keeping the powder dry.
nothing like 18% mortgages to kill off any pending purchases.... one other thing... at these low rates... lock in a 30 w/o prepayment penalties unless you can't budget.... the bank's giving you an option to pay back in 30, take the 30 cause you can always make a 30 into a 15, but not the other way around (or course this is given historical low rates at moment and price differential of 30/15 not being too much).....

thank you for sharing your criteria for what qualfiies are interesting to you, but I didn't really ask for it. I will keep it in mind for my next posting though..

I disagree. Since I realized that ignoring a person also means that any threads that they started will disappear I've found a marked uptick in the quality of threads. Perhaps 3-4x better.

upperwest, agreed, SE should only moderate spam, double posts, and offensive stuff (blatant racism, homophobia, etc.). Otherwise, the ignore button is pretty handy.
