price increase/decrease for floor up/down

While in the process of rent negotiations, I have just learned that an apartment in my building with the same floor plan as mine is on the market for less than I'm currently paying. (I live on the 25th floor, the apartment for rent is on the PH floor.) I'd like to get the most accurate determination of my apartment's market price to use in negotiation. Does anyone know how much monthly rent should increase or decrease based on the floor level, specifically with respect to the two floors at issue? Thanks so much.
$50 to $100 per floor per month? not consistent. sometimes i think landlords can be pretty arbitrary with pricing units. major inconsistencies
Agreed. Its very inconsistent. They seem to just add $50 to $100 per month for every floor up.
I was at 385 union in billyburg this past weekend. 1BRs on the second floor go for $2150, and with the same layout on the 3rd floor they go for $2250. Very arbitrary increase as the views aren't much better. Sure you're further from street level, but $100/month more? They seem to rise $100 per month per floor in this building regardless of whether the views change much or not much. I understand the increase for the penthouse 1BRs, which go for about $2650, because you can actually see the skyline.
Thanks. Re: my question, the PH apt is already $55 *less* than what mgmt is offering me to renew my lease 7 floors lower. At the very least, then, my apartment should be the same price as the PH one, as the floorplans are the same. To the extent I can argue my apartment is worth even less, due to the lower floor level, even better. Of course, I realize that there may be little difference between the 25th and 32nd floors...
if you don't mind disclosing, who is your landlord? any difference in finishes? sometimes at this time of year to turn over an apartment more quickly during the "busy" season a landlord may forgo renovations.
@eastsidebroker: You raise a good point. I don't know anything about the PH apt's finishes, etc., but I am pretty sure that some of these apts in this bldg have been re-done with stainless steel applicances in the kitchen, and mine has not. I'm considering just going by and knocking on the door, though that might seem a bit sketchy.
