What is the most optimal price point for a 1BR condo in the UES?

Discussion about
Looking to purchase (no brokers, please). What is the current 'going rate' psft? I was thinking 1000 psf but am seeing much lower rates in certain pockets.

There is no "going rate". Wide range depending on location, condition, and lots of other factors.

stooge8tr I agree with you about NOT using a buyer's broker. I tried using a 'Buyer's Broker' but lost out to another buyer who bidded just as much as I did but didn't have a buyer's broker. His bid was picked so that the seller's broker could keep the entire commission. The moral of the story, you'll be MUCH more attractive to the seller's broker if they don't have to spilt their commission with your buyer's broker.

the smartest thing to do is to sit tight and not buy until at least next summer. If you buy now and put 20 percent down as equity it will be wiped out by next summer. Dont be a hero, its way to early for that

but I need a place to live and DEFINITELY am not "for" renting. samadams, are you suggesting I rent instead? alanhart, i have nothing against brokers (just think the broker fee imposed on sellers diminishes my negotation leverage) AND don't see a need for broker-assistance in a market that is clearly a buyer's market. besides, from what i've seen, brokers get a VERY BAD RAP -- at least in this Forum!

Here's a very broad answer: http://www.streeteasy.com/nyc/sales/ues-manhattan/type:D%7Cbeds=1. There're ~250 for sale, so you'll need to tighten your criteria if you want to dump the listings and do a real analyis.

Then those are asking prices, so you'll need to figure in the average listing discount for closings with those same criteria.

any suggestions on good sites to buy without a broker? also.... any ideas on proper price point? (NWT- suppose a new, mint condo, near the east river, no bells & whistles per se, just new appliances and perhaps a doorman/laundry).

another fan of w67thstreet....while you are ignoring him, you should also ignore columbiacounty, aboutready as well. they'll either curse at you because you think it is an appropriate time to buy and somehow try to blame brokers and the government for everything and anything including the california wild fires

LMAO, when the gov't doesn't listen to its own zoning regulations and lets people buy land and run amuck and build their little Mcmansions up on a bluff to get a great view... but holy shit, the same bluff creates a wind tunnel effect and gets firefighters that make $20K/yr trying to save the $4MM dipshit home that should've never been built... yeh where the F is the justice in that Jimmy boy. Sorry your moral compass is broken, try a moral transplant.. my driver's license allows the removal of both eyes, lungs, heart, and morality... .take it it'z yourz...

I bought without a "buyer's broker". You don't need them. There are so many websites to check co-op/condo availability. I think SteetEasy is the best (wish I knew about this site 2 years ago). Despite what some sellers' brokers say that it doesn't matter to them whether you bring a broker, they'd have to be crazy to recommend a buyer with a broker over a buyer without a broker offering the same price (why lose half of their commission for very little extra work). $1,000 psf is too high (even for a triple mint apt.)-- should be closer to $800 psf.

We've been looking to buy a two bedroom condo in the UES for several months now. There's a large price range depending on where the apartment is located and also to a certain extent, what improvements have been made to the apartment, if any. Also consider how much staff the building has, i.e., fulltime doorman and concierege, doorman only, etc.

I'd say the low for a 2 bedroom condo UES is $900,000. We just saw a 2 bedroom condo where the owners wanted close to $2 million (very overpriced).

We've been using a buyer's broker, but the broker doesn't really help us that much. A broker seems to be helpful if you don't want to negotiate directly with the seller. We've lived on the UES for more than 10 years so we really don't need help with figuring out where to live in the neighborhood, but if you're not familiar with the UES, maybe a broker can help figuring which area is best for you.

Anyone ever tried "Bid in the City"? I saw an Ad recently in the taxi advertisements. "Ebay of Real Estate". Ellenost/Lobster... tks for the advice! 800psf would be a steal, I think. Streeteasy has good inventory, but still involves a fee. Hmmm. Maybe I'll resort to Craig's list in the end.

Stoogehtr "stolen" is quite a strong word at $800 psf.
$800psf is quite apropos for a coop today....literally today.
After labor day all bets are off.

Though after recent threads on coop boards, any deal today should be considered a mostest optimal october deal?

mimi- i did not attack anyone. AR/CC/W67 were not behaving ethically (in my personal view) so I shared my opinion in that regard, that's all. why are you trying to stir up trouble again now that all's quiet on the western front?

Buying now would not be a good thing to do. I heard there will be lots of new units coming on the market soon. Plus lots of commercial vacancies. I looked at apartments on the UES over the past week and they were foreclosures. I surmise the owner of these units had to let go because the money ran out. I foresee more of these foreclosures. People try to hang on as much as possible but eventually the money runs out.
