It got me thinking, if the alleged Shawn who posted that he "prioritizes" his clients based on $$$ potential would it not make sense for a seller to know whereabouts he/she is in the pecking order of the listing? Think about it, a brokerage contract basically nails you to the wall if you try to screw w/ the brokerage's commission and it is very "exclusive" to that brokerage, shouldn't it be that as a seller/buyer, you should know your "ranking" in his/her broker's "priority?"
Shawn Felker, or any broker in the industry should write it in the contract where you stand in terms of their time commitment, resources, and hand holding etc etc etc..... just food for thought using Shawn Felker's supposed response as a starting point.

I'm not surprised he prioritizes his clients based on how much money he may make. This is the GREED that made the market crash in the 1st place. What agents like him seem to forget is that they can be fired & replaced with someone else.

absolutely Ldreams... I think a valid question for anyone listing RE at any brokerage/realtor is/should ask the question. Where am I in your priority and can you put it in writing.

I think as more and more people become web savvy, they will be selling their own properties thus eliminating the need for 'brokers' all together. I think there was someone on this board recently who sold his own property and did quite well for himself. I forget his handle though, i think it was sniper but I could be wrong.

Like they say... "the times, they are a changing..."
Now the question becomes, what becomes of SE when it becomes the de-facto lister as much as NYTimes sunday RE section was 15 yrs ago? How does SE continue to build revenue lines and grow bigger w/o stepping on some big brokerage toes.... But, I wouldn't worry it'll take 10 indian programmers 10 days to replicate this thing and they are worth nothing w/o all the media attention, "cybertalk" etc etc etc... it's the wild west like the old days w/ Amazon, yazoo (or whatever that crispy creme delivering service was).... SE is walking a fine line of equity mkts, their bankers/sponsors, brokerage houses, realtors.... should be interesting....

I look forward to real estate transactions taking place that don't involve a 6% commission. Who in the hell set that number in the 1st place? It's WAY too much for what little they actually do.
