Here's an interesting 'pseudo-townhouse' condo... care to try to comp this one out? Any opinions on the property itself? I have yet to visit this property.

My trusty ruler off the floorplan estimates around 1615 sq ft interior and 663 sq ft exterior.
Very close to the mason dixon line (96th st) and maint/taxes are not cheap.
1615 plus 332 (half an interior for exterior foot value) = 1947 sq ft.
1,695,000 divided by 1947 is around $870 per sq ft.
I leave the rest to others as I will not hijack another falcogold thread. :)
falco, just the pick-me-up i needed before i head off to six flags with a gaggle of girls.
within the building you do have some clues, although some are not so great. first of all, in pictures at least the unit only presents so-so, would assume renovations would be desired if not required, so i'm going to ignore the fact that i know nothing about the quality of the comps. also, the townhouse units were numbered strangely, and i have no idea what they mean. the last two comps are listed at 1000 and 700 sf or something, but that's almost certainly wrong. before i start i looked at a couple of units, 2/2s, in this building back in the day and never liked them. could have been the units, but you also must always be suspicious of a building i could afford in 2000.
here goes:
SE5 sold for $1.995 mil in 04/08. also listed at around 2100 feet, similar but not identical floorplan. sw1 sold for $1.75 mil in 02/05, and NE12 sold for $1.685 in 07/04. I have no floorplans for the latter two.
superficially, if you just cut SE5's price by 20% you'd get about $1.6 mil. to each everyone's own, i always say, but i like yorkville and i'm not crazy about that location.
How can something be a townhouse AND a condo? Wow, I guess all those years living in Jersey have made me stupid since I always thought a property is EITHER a townhouse or a condo, not both!

Twelve townhouses in two rows: SW1-SW3, SE4-SE6, NW7-NW9, NE10-12. Same plans, but slight differences in square feet at the ends of the rows.
Split-level above first floor, which accounts for the high ceiling in living rooms.
There're two bedrooms, 2.5 baths. The ad for NW9 calls an office and loft two more bedrooms, but they have no access to baths.
