I'm an honest & fair buyer, looking to get the most for my money but not looking to take advantage of you either (In other words, if you can be reasonable, so can I). I've already seen what's listed & I would like more to choose from. My price range is 2.5-3M Here's what I'm looking for (in order of importance): Downtown condo or coop: Tribeca, Chelsea, Flatiron or Kips Bay At least 3 BR/ 2.5 Bath At least 2,750 sqft Renovated move-in condition (high-end). No projects please! Close to subway Reasonable maintenance or common charges preferred No preference on new construction or old Don't need: views, outdoor space, doorman/amenities, storage, etc. (All are nice to have but not necessary). I'm a qualified buyer, strong candidate for board approval & can move quickly. I'm easy to get along with but no-nonsense & not interested in playing games, I'm just looking to buy an apartment with the least amount of game-playing possible. Most of your criteria are reasonable, but taken all together, they're not. The $2.5 MM 3-BRs, as I'm sure you know, are nowhere near 2,750 square feet. An apartment that big is going to be a four-bedroom, and somebody's going to want $4 million for it.
Or else it's going to be some kind of horrid duplex-y thing where you're getting more space by taking a cellar or mezzanine level.
Alternatively, you can get the space but then be stuck doing a reno -- there's a combo on West Broadway that fits all but one of your criteria -- that of move-in condition.
But all together? You've got champagne tastes without the budget, my friend. You should stop hitting your head against the wall and rent.

Thanks for the opportunity to clarify a point I didn't make, front porch. I'm not an unreasonable person & I understand making trade-offs perfectly well. My list here is what I would ultimately *want* If I find a bigger space in a less desirable location or with higher cc, then I can reconcile that. If I find a smaller space that is laid out beautifully in such a way that it feels bigger to me then I'm not going to nickel & dime the sqft #. Etc. Etc. I have no beef against duplexes, in fact I like them. "Horrid" is subjective. And I don't think a 3M budget is something to thumb your nose at for expecting it to be closer to champagne than beer. You sound kind of snooty.
You brokers are so quick to bash on any idea that isn't your own. I like my chances. Btw, I've had some traffic... not the right fit for me yet, but I have time. poster is looking for a 2750 sf 3 bdrm for 900 psf
youre pitching 2750 sf 4 bdrms at 1455 psf--there's a glut (read GLUT) of 1500 psf crap sitting long and hard on the market right now
my money's on the poster getting a deal much closer to his concept in the not too distant future
you should stop banging your head against the wall as you try to pitch that 1500 psf makes sense in here

Now I know that your main objective is not to cut out brokers. It seems to me a more logical approach to actually at least getting closer to your goal "even if that means going through a broker!

Who wants to make a bet that he doesn't buy an apartment within the next 6 months? I'm giving 3:2 odds (btw, someone "seriously looking", reasonable, and fair should have no problem finding an apartment in 6 months).
I'm happy to take your bet 30 yrs. And I won't need half that time if some inventory pops up. I'm ready to move quickly. What I do need is to find some new options- there's nothing out there! Come on sellers!!!! Show me your stuff. Now I have a bet to win.
