$1800 for one bedroom in Downtown Brooklyn is absurd.

you can live in Manhattan for those prices. Why would anybody want to live in DT Brooklyn over Manhattan?

The ammenities are superb! Pool, Onsite parking, huge rooftop Garden, HUGE state of the art fitness center and the Finishes....the Finishes are as good as it gets for CONDOS.....Surround sound speakers with I-pod/Mp3 docking stations...washer/dryers in all one and two bed units...interested email me and I will setup an appointment!
Fayek how much are 1 beds going for? Since the building is just opening most of those amenities will not be ready for months no? Is parking included in rent?

Onsite parking? Most people looking in that rental bracket don't have cars and can't afford them anyway.
I've seen most of these in-house "fitness centers" and pools -- if more than three tenants are using them at the same time, it's impossible to do a a real workout.

What I WOULD love, for nearly $1900/month, is an apartment with a real kitchen (not just appliances in an already tiny living room), and a grown-up sized bedroom that can fit a proper queen-sized bed, dresser, and night stands.
Yes, you can rent in Manhattan for those prices... but new construction with those bells and whistles... that is a huge discount. You're not getting them in Manhattan.
You can call it lipstick on a pig, but its expensive lipstick that people paid VERY large sums for in the past.

The fitness center is 6,000 square feet...so yes! It is possible to have a real workout!
And the pool is 50 ft. and skylit...the lobby has double height ceilings and the hallways are actually wider than most NEW CONDO Hallways....and FYI...Bike storage Too...!

Besides for the parking which there will be a charge, the pool and fitness center, roof deck garden, bike storage and valet service for your dry cleaning and cold storage, these amenities are paid for by condo owners with "maintenance fees" as opposed to being in this new rental developement!

Where? I've actually been looking. I saw one listed at $2700, and it was a fraud. There aren't many buildings with polls on the UES. 265 E 66th apartments start in the $3500-4k range for 1 bedrooms still.

And the building sure does exist. there are model apartments now open for viewing. people moving in shortly!
Onsite parking, even if you pay for it, is still an amenity. Not having to go to a separate garage, taking your stuff right up the elevator, is definitely nice.
And generally its often subsidized a bit.

You are confusing something that you do for resale value (with possible some use yourself) versus an amenity.
Not saying the what people will pay hasn't gone down, but if something someone was willing to pay $1000 to use at some point, its going to have some value.
Whether folks want to pay it or not is something else.
But pretending a Hermes Scarf is worthless because folks don't want to pay $1k anymore doesn't make a lot of sense.
The amenities included here are FREE! There will be a charge for the Onsite Parking! Those amenities are present in New condo buildings where it is standard to pay high maintenance fees to cover them!
Fayek i was talking about you marketing amenities that are not even open yet and will most likley not open for a very long time. If they say 3 months until the pool opens then I would say you would be lucky if it opened in 9 months. Good luck though
that is a good point. 20 pine had some cheapo rentals, but the year ended before anything got finished.

The $2008/month apartment you have online right now has NO KITCHEN WHATSOEVER ... just appliances lined up along one wall in the living room. And the bedroom is 10x11 -- barely enough room for a child's bed and youth-sized dresser.

the photos are that are shown are "SAMPLE" photos! the same kitchen photos are shown for the studio one bed and two bedroom units.
The Actual 2 bed 2 bath photo is much larger than the studio kitchen!
same goes for the Bedroom photo!

I'm looking at a floorplan now for a 1-bedroom that has NO KITCHEN and a bedroom the size of a suburban walk-in closet.
I just checked the photos! they were taken from the studio apartments! As far as the Floor plans there are quite a variety to choose from the kichens in the studios are small they are bigger for the one bedrooms and the 2 bed have even bigger ones!

I did not say that the dry cleaners bill will be picked up by the lanlord! I wrote that the valet service to drop off your stuff and they will hand it over to the dry cleaners is free as opposed to condo owners actually paying maintenance fees for such services! All the amenities EXCEPT for the parking are FREE...included in the rent...Is that clear enough? Twister?

My condo unit does not include a swimming pool and I pay maintenance! Does yours? And how about gas included in the rent? And concierge service? You point is invalid!
somewhereelse on the UES bet 86 and 96th there are a number of full service buildings for 2000 a month 1 beds.

somewhere, the cheapest deal i've seen (but no exhaustive search) for a decent-sized one bed in a doorman building with a pool (but no terrace) is the $2800 unit at One Carnegie Hill (and they're not having a great time unloading it). there is a $2900 unit at the St. Tropez. There is also a listing for a jr. 1 bed (692 sf, which if not a lie isn't bad, but no floorplan), at the Gotham ($2350), another full-service building with a pool.
somewhereelse since you have such a nice tone you can find them yourself. Learn how to do some Due Diligence and good luck......
I guess the amenities would be important (pool, health club, parking space, etc.) because if you spent any great deal of time IN the apartment you'd have to deal with issues like not having a kitchen and knocking about in closet-sized rooms ...
Oh and I forgot to mention that these units have spacious closets with custom shelving!

actually, fayek, i think the board has been positively tolerant in this instance. you OP was OK in that it provided linked info. but you should have in that post identified yourself as the broker in a development, invited inquiries, and left it at that. can you imagine what it would be like here if all brokers decided to use the discussion board to try to move units?
anotherguy, these are all condo units. sadly, as the eventual rent is never recorded it is nearly impossible to tell where things will go for. or you interested in condo units? my suggestion if you are would be to go through the new developments listings and find the large buildings with the largest numbers of rental listings. take a look at the prior rentals and look at the rental history. see how many reductions owners had to take to get things moving. it won't be a perfect snapshot, but it will be a good one.
if we have a net loss in employment over the next 6 months or so, or even if things are flat, i'd think there will be significant stress. the market has absorbed a fair amount of excess condo units in the rental market, but they of course come up for renewal eventually. intersting real estate times.
aboutready the city is still full of people collecting unemploy. checks and living off of credit cards trying to find work. It also takes well over a year to forclose. Stuff was pretty bad this past summer but I imagine next summer will be much worse

Does anybody ever use those "rooftop gardens"? All summer I was looking for an apartment and every Saturday and Sunday whenever I was shown one of these things they were always empty. Why bother to show them if no one uses them. Seems silly to me.
Maybe someone should market a building without a roof!
