How to find potential tenant's rental history?

Is there some sort of a database in NYC that keeps track of all rentals? How do landlords find out if someone was a problem tenant previously?

Wad, why do you ask? Are you a problem landlord? Are we going to see your name in a NYC database that tracks all rentals? Or do you hide youself beneath layers and layers of management like most problem/absentee/slumlord landlords do? How does a tenant foind out if someone was a problem landlord previously.

no there is no such database that divulges such things, except maybe a court-records database. good luck with that.

You can ask prior landlord for a letter of timely payments -- Also -- ask prior landlord if rented less than 2 yrs -- 800+ credit score shows consistent payments too.

It's a shame how laws favor tenants. Some people make a living out of scamming for free housing. There are as many dishonest tenants out there as there are slumlords.

No, actually there are several such databases that go beyond credit score, but rather look at whether you ever had a problem with a landlord (even if the tenant was 100% in the right.) A big one is TransUnion.

There are others, but they screen for all sorts of things, including if you are "a trouble maker" (i.e. have sued landlords in the past.)

Sometimes people with 800 credit scores and who make 60X monthly rent get denied from large landlords and don't know why...this is why.
